2023 has been a busy year for TenantTracks! We've released many new features to benefit our users, improve our data and remain compliant as a tenant screening company in Connecticut.

Here's an overview of the TenantTracks' updates:
- Maintained top quality tenant screening data while our competitors did not.
- Added New Hampshire eviction records to our internal database to search for “Alias Name” eviction matches. We now cover; CT, R.I, MA and NH with this. The more data we have, the more accurate your reports will be.
- Added the capability to generate an easily shareable link into a MLS Rental listings or anywhere else, making the screening process that much easier for you and your prospective tenants.
- OPEN ACCESS clients can now report negative tenant rental performance directly to our system
- Created a “Report Receipt” dashboard link to be compliant with PA 23-207 tenant screening requirements.

Provide The Most Reliable Multi-Source Data Available
For TenantTracks’ competitors, the last few months have been rocky.
In August and September, if you weren’t using TenantTracks, Convicted Felons could have been moving into your rentals because Trans Union Smartmove temporarily stopped providing screening companies National Criminal Search data. Incomprehensible, right?
TenantTracks uses multiple databases and vendors to gather information, which included National Criminal Search data, so our users were never affected.
Added New Hampshire Eviction Records to our Database
During Covid, most states stopped or slowed reporting evictions because the courts shut down. New Hampshire, who was already behind on divulging eviction records, was hit even harder. TenantTracks has worked directly with the court systems in New Hampshire to ensure we receive as many eviction records as possible. We now not only have access to thousands of eviction records in New Hampshire, we have our Alias Name Logic in place too, which means if someone came from New Hampshire to Connecticut with an eviction record, got married and changed their last name, our system would STILL find them. TenantTracks provided this protection for CT, RI, MA and NH so we can provide the most accurate report to our users.
Open ACCESS (OA) users can now easily share a TenantTracks’ link with Tenant Applicants
All Open Access (OA) users can now easily share a link with Tenant Applicants to apply for apartments.
This link can be texted, emailed, linked on Zillow, the Multiple Listing Service, posted on social media...you name it!
Once your property is created in your TenantTrack's OA account, we'll automatically generate a shareable link.

Introducing a new way to protect landlords from important factors that can’t be found publicly or in other tenant screening reports.
We're proud to announce a Fair Credit Reporting Act compliant and effective way to report real-time, negative tenant rental performance. Exclusive to TenantTracks, you can now report the following items directly through our website.
- Notice to Quit Served
- Summons and Complaint Served
- Tenants paid rent after grace period
- Tenant made partial payment
- Tenant made no payment / no legal action taken
- Tenant served notice of lease violation
- Cash for keys paid in lieu of eviction
The process is simple and once a landlord reports such events, the results will show on that tenant’s future TenantTracks’ screening reports for up to seven years.

Provide Tenant Payment Receipt Upon Request
TenantTracks prides itself on staying on top of laws and industry trends, and today we assure our users of our compliance with a new recently passed Connecticut law that requires landlords and rental agents to provide a report receipt to tenants. While other screening companies are slow to adopt the new regulations, (or won’t because they are not focused on Connecticut) TenantTracks has our clients in compliance with this new requirement. Without using TenantTracks, you could be unknowingly partaking in unfair trade practices. With TenantTracks, we'll keep you compliant and notified of legislation changes.
According to new passed law (PA 23-207):
A landlord that charges a fee for a tenant screening report concerning a prospective tenant shall provide the prospective tenant with (1) a copy of the tenant screening report or, if the landlord is prohibited from providing such a copy, information concerning such report that would allow such tenant to request a copy of such report from the service provider that produced such report, and (2) a copy of the receipt or invoice from the entity conducting the tenant screening report concerning the prospective tenant.
